A new house is a set of decisions about one piece of land. These are the ones we work through first.

Where the house sits

Orientation, sun, slope and views. The position of the house decides where the pool, the patio and any ADU can go later.

How rooms meet the yard

Which rooms open outside, where the doors go, and what you see from the kitchen.

Room for later

Space for a future ADU, pool or outdoor kitchen, even if you build it years from now.

What the city or county needs, and how water, power and drainage reach each part of the lot.
